Where a lot adjoins a dwelling district the building shall not exceed thirty five feet (35'), unless it is set back ten feet (10') from all front and side yard lines, plus an additional one foot (1') of setback for each foot of additional height above forty five feet (45'), except as otherwise provided in this chapter.
