12-267: AREA REGULATIONS:
   A.   All buildings shall be set back from the street right-of-way lines and lot lines to comply with the following yard requirements:
      1.   Front Yard: All buildings shall set back from the street right-of-way line to provide a front yard having not less than twenty five feet (25') in depth;
      2.   Side Yard: No building shall be located closer than twenty five feet (25') to a side lot line;
      3.   Rear Yard: No building shall be located closer than twenty five feet (25') to the rear lot line;
      4.   Coverage: Main and accessory buildings and off street parking and loading facilities shall not cover more than eighty percent (80%) of the lot area;
      5.   Landscaping: All yard areas required under this section and other yards and open spaces existing around buildings shall be landscaped and maintained in a neat condition; and (Prior Code § 16-19)
      6.   Plan Approval: Whenever property in this district abuts or is separated only by a street or alley from property within a residential or agricultural district, issuance of building permits thereon may be subject to approval of a development plan by the Planning Commission as follows:
         a.   The conditions of such approval may impose such front, side and rear yard setbacks, screening, landscaping, driveway and parking area design requirements as shall be deemed necessary to protect the character of the adjacent properties; provided, that in no instance shall a setback of greater than twenty five feet (25') from any property line be required;
         b.   Conditions imposed by the Planning Commission shall be set forth in the minutes of the commission and shall have the same force and effect as if set forth in these regulations. (Ord. 1486, 6-22-1999)
