A. The area requirements for dwellings, and buildings accessory thereto, shall be the same as the area requirement for the R-3 general residential district. The following requirements shall apply to all other uses permitted in this district:
1. Front Yard: All buildings shall set back from the street right of way line to provide a front yard having not less than twenty five feet (25') in depth;
2. Side Yard: Where a side yard is adjacent to a dwelling district no building shall be located closer than thirty feet (30') to the side lot line. In all other cases no building shall be located closer than twenty feet (20') to the side lot line;
3. Rear Yard: No building shall be located closer than twenty feet (20') to the rear lot line; and
4. Coverage: The total gross floor area of the main building shall not exceed three (3) times the area of the lot. (Prior code § 16-17)
