The following uses may be permitted on review in accordance with provisions contained in this part:
Bed and breakfast, in a single-family home, limited to four (4) guest bedrooms. This type of bed and breakfast shall be allowed on review provided that:
A. No individual cooking facilities may be installed in any guestroom;
B. Meal service is limited to breakfast and limited to resident guests only;
C. The sale of goods and beverages to other than overnight guests is strictly prohibited;
D. The owner shall reside on premises;
E. One parking space shall be provided for the owner- operator plus two (2) spaces for each four (4) rooms that serve as guest bedrooms;
F. Parking shall be located to the side or rear of the structure;
G. Any proposed additions must be compatible with the architectural style and building materials of the dwelling;
H. No lighting or signage may be installed which has not been reviewed as part of the proposed development plan.
Daycare center or daycare home (family daycare home); however the following building requirements are mandatory:
A. A facility which accommodates more than five (5) children two and one-half (21/2) years of age or less for any length of time shall meet all building and life safety codes applicable for an IBC 1-2 use group classification;
B. A facility which accommodates more than five (5) children more than two and one-half (21/2) years of age for less than twenty four (24) hours per day shall meet all building and life safety codes applicable for an IBC E use group classification;
C. A facility which accommodates five (5) or less children of any age shall meet all building and life safety codes applicable for an IBC R-3 use group classification.
Golf course or country club.
Group home.
Home beauty shop located in a dwelling, provided such shop is conducted within the main dwelling, and is operated only by the inhabitants thereof and does not exceed one operator. The use shall be conducted in such a way that it is clearly incidental to the dwelling use and shall not change the character thereof. No sign shall be permitted except one nonilluminated nameplate not exceeding two (2) square feet in area, attached to the main building.
Plant nursery in which no building or structure is maintained in connection therewith.
