"Nonconforming use" means the use of a building, mobile home, or land which does not conform to the use regulations of this Zoning Ordinance for the district in which it is located, either at the effective date of this Zoning Ordinance or as a result of subsequent amendments which may be incorporated into this Zoning Ordinance.
