1327.05 MINIMUM STANDARDS FOR ROOMING HOUSES AND RENTAL UNITS.
   The owner or operator of a rooming house or rental unit shall comply with the following requirements:
   (a)    Sanitary Facilities which must be properly installed, kept clean and in good working order, shall be as follows:
      (1)    For eight or less persons.
         A.    At least one flush water closet,
         B.    At least one lavatory basin, and
         C.    At least one bathtub or shower.
      (2)    In rooming house or rental unit where rooms are let only to males. Urinals may be substituted for not more than one-half the required number of water closets.
      (3)    Such facilities shall be so located that they are reasonably accessible from a common hall or passageway to all persons sharing such facilities.
      (4)    Every lavatory basin and bathtub or shower shall be supplied with hot water at all times.
   (b)    Space.
      (1)   Every room occupied for sleeping purposes by one person shall contain at least seventy square feet of floor space.
      (2)    Every room occupied for sleeping purposes by more than one person shall contain at least fifty square feet of floor space for each occupant thereof over twelve years of age.
   (c)    Egress. Every rooming house shall have two safe, unobstructed means of egress leading to safe and open space at ground level.
   (d)    Maintenance. The operator of every rooming house, dwelling or dwelling unit shall be responsible for the sanitary maintenance of all walls, floors and ceilings, and for the sanitary condition in every other part of the building and premises.
   (e)    Applicability. Every provision of this Code regarding rubbish, light, ventilation, heat, gas and electric wiring facilities, safety of structure, screening and extermination, shall apply to rooming houses, dwellings and dwelling units.
   (f)    Motels, Tourist Homes, Etc. Every provision of this Code which applies to rooming houses, dwellings and dwelling units, shall apply also to motels, tourist homes and similar places, except to the extent that any such prevision may be found in conflict with the laws of Ohio or with the lawful regulations of any State board or agency.
