§ 5-5-35 CLUSTER HOUSING DEVELOPMENT STANDARDS.
   (A)   It is the intent of this section of this ordinance to allow cluster housing (detached single-family dwellings) in those areas appropriate to such use, subject to conditions and safeguards which will promote the purpose of zoning and the City of Dillon Comprehensive Plan for single family use. Cluster housing developments shall have a common entrance and provide savings in infrastructure installation, land resources, and energy, through the concentration of dwellings, construction and physical impact to specific areas of a tract made possible by variation in lot size, shape, and orientation. The principle purpose of residential clustering is to encourage more open space in new developments by allowing individually owned lots to be smaller in exchange for the provision of permanent open space or undeveloped land.
   (B)   DETACHED CLUSTER HOUSE. A single-family dwelling unit which has no common wall with any other building other than an accessory structure.
   (C)   Cluster housing developments containing single-family detached dwelling units are allowed in the R-5, R-7, MH, and B-2 Districts as principle permitted uses after approval of the Cluster Housing Development Plan by the Planning Commission.
   (D)   Cluster housing developments containing single-family detached dwelling units are allowed in the R-12 District only as a conditional permitted use, after approval of the Cluster Housing Development Plan by the Planning Commission.
