§ 150.05  MOBILE HOME STANDARDS.
   (A)   No new or used manufactured home, mobile home, residential home, and/or commercial building shall be placed in the city without being placed upon a permanent foundation constructed pursuant to the Idaho Manufactured Home Installation Standard adopted by the state pursuant to Idaho Code §§ 44-2201 et seq. with appropriate anchoring approved by the State Building Inspector, as prescribed in the most currently adopted Idaho Manufactured Home Installation Standard.
   (B)   Pursuant to Idaho Code § 67-6509A, the Council adopts the following placement standards for manufactured homes located within the city.
      (1)   All manufactured homes shall enclose a space of not less than 1,000 square feet.
      (2)   All manufactured homes shall be placed on an excavated and backfilled foundation and enclosed at the perimeter such that the home is located not more than 12 inches above grade, except when placed on a basement foundation.
      (3)   Manufactured homes shall have a pitched roof with a slope of three feet in height for each 12 feet in width. There can be a greater slope, if the homeowner desires.
      (4)   All manufactured homes shall have exterior siding and roofing which in color, material, and appearance is similar to the exterior siding and roofing used on residential dwellings within the city, or which is comparable to the predominant materials used on surrounding dwellings, as determined by the Building Inspector.
