§ 154.035  GENERAL RESIDENTIAL DISTRICT.
   (A)   Purpose. The purpose of the General Residential District is to provide areas for a variety of residential uses and a limited number of other uses compatible with this type of residential development. The intent is to preserve the favorable amenities associated with a residential neighborhood.
   (B)   Permitted uses. Permitted uses for the General Residential District are limited to the following:
      (1)   Residences.
         (a)   Multi-family dwellings; and
         (b)   Single-family residences.
      (2)   Community facilities.
         (a)   Bus pickup shelters;
         (b)   Churches;
         (c)   Day care homes;
         (d)   Historic sites and monuments;
         (e)   Open space;
         (f)   Parks, playgrounds, and golf courses; and
         (g)    Schools.
      (3)   Businesses. Home occupations.
   (C)   Conditional uses. Conditional uses for the General Residential District are limited to the following:
      (1)   Residences. Mobile home parks.
      (2)   Lodging.
         (a)   Bed and breakfast inns;
         (b)   Boarding and rooming houses; and
         (c)   Recreational vehicle parks.
      (3)   Community facilities.
         (a)   Day care centers;
         (b)   Day care facilities;
         (c)   Non-motorized transportation/recreation pathways; and
         (d)   Public service and public utility facilities.
      (4)   Businesses. Commercial facilities catering to mobile home or recreational vehicle parks.
   (D)   Accessory uses. Accessory uses for the General Residential District are limited to the following:
      (1)   Commercial facilities incidental to golf courses;
      (2)   Detached garages;
      (3)   Gardens;
      (4)   Private greenhouses;
      (5)   Horses/pets and family food production animals. A maximum of two animal units (AU) per acre are permitted as an accessory use on lots of a one-half acre minimum size (Exceptions: Two horses may be kept on a one-half acre lot. Pigs need to be kept clean and at least 50 feet from a property boundary to avoid nuisance odors.);
      (6)   Storage buildings; and
      (7)   Swimming pools.
   (E)   Bulk requirements.
      (1)   Minimum lot size: 8,000 square feet.
      (2)   Minimum lot width: 75 feet, except townhouse sub-lots shall conform to the standards established in the Uniform Fire Code, as adopted by the city.
      (3)   Maximum building height: 35 feet.
      (4)   Minimum front yard setback: 20 feet.
      (5)   Minimum side and rear yard setback: one foot for every three feet or fraction thereof of building height and no side or rear yard shall be less than ten feet, except the townhouse sub-lot side yard setback along the common wall boundary line shall be zero feet.
   (F)   Mobile home parks. Should a special use permit be granted for a mobile home park, the bulk requirements of listed under the Business District shall be considered the minimum requirements for this General Residential District.
