12-303: R-2 MULTIPLE-FAMILY DISTRICT:
   A.   Description And Uses: This residential district is established to provide both low and moderate population density to permit multiple-family dwellings, apartments, and townhouses. The density and yard spaces shall be arranged to provide general compatibility with the uses as found in R-1 single-family districts. Therefore, this classification may reasonably be placed in locations that are adjacent to the single-family areas or may be used as a transitional zone. The intent is to further discourage any uses in this district which would generate excessive traffic or create congestion on neighborhood streets other than the normal traffic that serves the residents in the area.    The property and buildings for an R-2 multiple-family district shall only be used for the following purposes:
      Any uses as permitted in the R-1 single-family district.
      Rooming house or boarding house (but not motels, hotels or mobile homes).
      Townhouse or apartments not to exceed eight (8) units per building and duplex not to exceed a two-unit dwelling.
      Two-family dwellings or garage apartment.
      Accessory buildings and uses customarily incidental to the above uses when located on the same lot. (Ord. 76, 1-4-2010; amd. Ord. 81, 1-27-2014)
   B.   Area Regulations: The area regulations for R-2 multiple-family district are the same as R-1 single-family regulations, except the minimum size of any lot in this district shall be forty three thousand five hundred sixty feet (43,560') and when a garage apartment is located with a single-family dwelling on the same lot, the area shall be a minimum of forty three thousand eight hundred sixty feet (43,860') and the sum of both side yards shall be not less than thirty feet (30').
