(A) Qualifications. A proposed plat of subdivision or re-subdivision shall not be approved by the corporate authorities unless it complies with the Comprehensive Plan (official map) of the village and all other pertinent provisions of this chapter.
(B) Actions by Mayor and Village Board. When a person submitting a plat of subdivision or resubdivision for final approval has supplied all drawings, maps, and other documents required by the village ordinances to be furnished in support thereof, and if all such material meets all village requirements, the Village Board shall, after review and recommendation by the Planning Commission, act on the proposed plat within 60 days from the date of filing the last required document or other papers or within 60 days from the date of filing application for final approval of the plat, whichever date is later. The applicant and the Village Board may mutually agree to extend the 60-day period. If action is not taken by the Village Board within such 60-day period, that failure to act shall constitute a denial of the proposed final plat.
(1) Approval shall be indicated by the adoption of an ordinance by the corporate authorities. Any proposed final plat that has been so approved shall have attached to it, by the Village Clerk, a certified copy of such ordinance.
(2) If the proposed plat is disapproved, the Zoning Administrator will state the reasons for the disapproval, specifying the aspects in which the proposed plat fails to conform to village requirements or ordinances.
(C) Electronic copy. Once the proposed plat of subdivision, vacation, or dedication is approved by the Village Board the petitioner shall submit to the Zoning Administrator an electronic file of the plat in approved and finalized form. The electronic file shall be scaled and saved in the format specified by the village. The drawing shall be formatted to SPCS, NA083, HARN2007, with SPCS north being straight up and the primary units in U.S. Survey Feet. All elements shall be contained within a single file, no XREF or PDF attachment files shall be used.
