In single-family/two-family residential districts, the minimum lot area for any conditional use shall be as follows:
(A) As determined by the Board of Zoning Appeals, but in no case shall be less than 6,250 square feet, and shall not be less than required to provide a site adequate for the main and accessory buildings, off-street parking, accessory uses, and yards and open spaces to accommodate the use and maintain the character of the neighborhood; and
(B) If a lot is already built on then the area available for a new use shall be that remaining after all applicable yard, lot coverage, lot area and off-street parking requirements have been applied to the existing use.
