In single-family residential districts, the minimum lot area for any conditional use shall be as follows.
(A) As determined by the Board of Zoning Appeals, but in no case shall be less than 6,500 square feet, and shall not be less than required to provide a site adequate for the main and accessory buildings, off-street parking, accessory uses, and yards and open spaces to accommodate the use and maintain the character of the neighborhood.
(B) If a lot is already built on then the area available for a new use shall be that remaining after all applicable yard, lot coverage, lot area and off-street parking requirements have been applied to the existing use.
