A building or premises shall be used only for the following purposes:
(a) All uses permitted in R-1 and R-2 Residence Districts subject to the provisions specified for such residence districts.
(b) All uses permitted and as regulated in B-1 and B-2 Business Districts.
(c) Bottling, cold storage plant.
(d) The manufacturing, compounding, processing, packaging or treatment of cosmetics, pharmaceuticals and food products, except fish and meat products.
(e) The assembly of electrical instruments and devices.
(f) Manufacture of pottery or other similar ceramic products, using only previously pulverized clay and kilns fired only by electricity or gas.
(g) Laboratories, experimental or testing.
(h) The manufacture and repair of electric sings, advertising structures, light sheet metal products, including heating and ventilating equipment.
(i) Building material sales yard, retail lumber yard, contractor’s equipment storage yard or plant, storage yard for vehicles of a delivery or trucking service.
(j) Garment manufacture.
(k) Any other use that is determined by the Board to be of the same general character as the above permitted uses, subject to the limitations of Section 1163.02.
