A. It is the responsibility of the owner or subdivider to construct in accordance with City standards the following minimum improvements for the subdivision:
1. Streets and portions of streets to finished grade with approved centerline intersection monuments to be reset to the street surface by a registered professional engineer or land surveyor.
2. Combination concrete curbs and gutters unless waived by the City Council.
3. Sidewalks on both sides of the street unless waived by the City Council.
4. Sanitary sewer system connected to an existing or proposed public sewer system.
5. Storm sewers.
6. Domestic water system.
7. Irrigation system.
8. Underground power, underground telephone and street lighting.
9. All service connections for all utilities to a point in back of the right-of-way line before placing base gravel for the streets.
10. Approved turnaround provisions for dead end streets to be extended later.
11. Off site improvements of any of the above where it is deemed necessary to properly serve the proposed development or protect the integrity or usefulness of existing off site improvements or utilities.
