§ 150.04 MINIMUM BUILDING LOT SIZE.
   (A)   Generally.
      (1)   For lots on which the building will utilize the town septic tank effluent pumping (STEP) sewer system, the minimum lot size is one acre.
      (2)   For lots on which the building will utilize any type of sewer system other than the town septic tank effluent pumping (STEP) sewer system, the minimum lot size is two and one-half acres, and the lot must meet or exceed the appropriate County Health Department regulations with regard to the type of sewer system utilized.
      (3)   Subdivisions approved prior to the date of the ordinance codified in this section and lots of record prior to 1957 shall not be required to meet the above stipulations.
      (4)   Any amendment to the General Ordinances of the county shall not constitute an amendment to this section.
   (B)   Residential.
      (1)   For the purpose of this division (B), the following definitions shall apply unless the context clearly indicates or requires a different meaning.
         FAMILY. All individuals related by either:
            1.   Blood;
            2.   Marriage; or
            3.   Court order (such as a guardianship order or adoption order).
         HOUSING UNIT. A structure intended to be resided in by one family or roommates.
         MULTI-FAMILY UNIT. Two or more housing units (see HOUSING UNIT) on one parcel.
         PARCEL. Real property assigned one parcel identification number by the county.
         ROOMMATES. Two or more individuals occupying and cohabiting in one housing unit.
      (2)   (a)   The town hereby mandates that all future residential construction be built on a parcel that contains at least 43,560 square feet per housing unit.
         (b)   By means of example only, a multi-family unit consisting of three apartments shall be erected on a parcel at least 130,680 square feet (43,560 × 3).
