§ 152.059 EASEMENTS.
   (A)   Drainage easements. Where a subdivision is traversed by a water course, drainage way, channel, storm conduit or stream, there shall be provided to the village, a storm water or drainage easement conforming substantially with the lines of the water course and containing additional width as required. Where culverts provide road crossings, a sufficient easement area, as determined by the Planning Commission, shall be provided at each end of the culvert to permit cleaning.
   (B)   Roadside easements. Easements 12 feet in width shall be provided adjacent to each side of and contiguous with all proposed rights-of-way. The easements shall be usable for any and all utilities.
   (C)   Lot line easements. Easements at least ten feet in width along all rear lot lines and eight feet in width along all side lot lines shall be provided for utilities and drainage.
   (D)   Access easements. Where subdivisions are adjacent to schools, parks or other public facilities, access easements shall be provided to those facilities where deemed appropriate by the Planning Commission. An access easement shall be a minimum of 20 feet in width, and side yard setbacks for adjacent lots shall be measured from the easement.
   (E)   Water and sanitary easements. Easements intended to accommodate a water line or a sanitary sewer line shall have a minimum total width of 20 feet and easements to accommodate both a water line and sanitary sewer shall have a minimum total width of 30 feet.
