§ 152.008 PLANNED UNIT DEVELOPMENTS AND CONDOMINIUMS.
   (A)   The planned unit development approach to development is greatly encouraged. These regulations may be modified by the degree necessary to accomplish the objectives and standards required for the planned unit development of residential, commercial or industrial subdivisions, or a mixture thereof, in accordance with the zoning ordinance. Nothing within this section, however, shall prompt the developer from the requirements of subdivision plat approval as specified in these regulations.
   (B)   Condominium developments shall be subject to all applicable sections of these regulations. Site and utility design shall provide adequate fire and safety service access and protection to the condominiums. All utilities shall be privately owned by the condominium association; however, the village will conduct routine fire hydrant flushing. The developer shall provide a copy of the site drawings and certification as required by R.C. § 5311.07 to the village prior to recordation with the County Recorder and County Auditor.
