17.40.020   Placement.
   A.   Manufactured homes, as defined in this chapter, are allowed to be placed in any residential district within the confines of Custer City, so long as the placement of the home meets any other zoning or setback requirements mandated for a stick-built house placed therein, subject to the other specific limitations set forth in this chapter.
   B.   In order for a manufactured home to be placed on a residential lot the following conditions must be met:
   1.   The manufactured home shall be placed on a lot which is owned by the owner of the manufactured home.
   2.   The manufactured home must be newly constructed and previously unoccupied.
   3.   The manufactured home must be affixed to the real property and treated and taxed as real estate.
   4.   The manufactured home shall contain at least six hundred (600) square feet of living space.
   5.   The manufactured home must be least twenty-four (24) feet wide at its base.
   6.   The manufactured home shall be placed on the same type of permanent foundation required for a house, meaning that the exterior foundation must extend around the entire perimeter of the structure.
   7.   The manufactured home shall have an exterior wall covering of either wood, masonry finish, or of that appearance, and/or exterior wall covering of either vertical or horizontal grooved siding, or lap siding, or has the appearance of such.
   8.   The manufactured home shall have a pitched roof; the roofing material of the manufactured home shall consist of either wood shakes, asphalt, composition, wood shingles, clay tiles, concrete tiles, slate tiles, or metal tiles.
   9.   No galvanized, flat or corrugated sheet metal shall be used for exterior walls, roof covering, or skirting of any kind or character. (Ord. 412 §§ 1, 2, 1994: prior code § 14-907 (part))
