17.36.160   Mobile home parks and individual mobile home lots in use prior to April 23, 1981 (1973 regulations).
   The following provisions shall apply to all trailer camps, parks and individual lots used for mobile homes or trailer homes prior to April 23, 1981, and used continuously for that purpose since that date, shall comply with the following provisions:
   A.   Every trailer camp shall be located on a well-drained site in an area free from marshes, swamps or other potential breeding places for insects or rodents.
   B.   Unless every trailer house parked at a trailer camp shall have self-contained toilet and bathing accommodations connected with municipal water and sewer facilities, such trailer camps shall provide clean, wholesome and heated communal toilets and bathing accommodations, in continuous working order, connected with municipal water and sewer facilities with separate accommodations for each of the sexes.
   C.   Every structure at a trailer camp shall be securely affixed to a permanent foundation.
   D.   A well defined area, called a trailer house space, shall be provided for every trailer house parked in a trailer camp. Every trailer house space shall abut upon a continuous graveled or hard-surfaced driveway maintained in good condition, not less than twenty (20) feet wide, which is connected with a street or alley. No parking of any kind or other obstruction shall be permitted in any such driveway.
   E.   No trailer house shall be parked other than in a trailer house space, and every part of the trailer house and appendage thereto shall be at least eight feet from the outer limits of the trailer house space occupied by it.
   F.   No structure on a trailer camp shall be located closer than eight feet from any trailer house space, roadway or boundary of the building site upon which the trailer camp is situated.
   G.   Every building site occupied by a trailer camp must provide off-street parking facilities for at least one motor vehicle per trailer house parked thereon. If a portion of a trailer house space is used for motor vehicle parking, no additional off-street parking facilities need be provided for the trailer house parked in that space.
   H.   If an occupied trailer house is located on any building site, the entire building site shall be deemed to be used as a trailer camp and shall be subject to the provisions of this chapter. (Ord. 475 (part), 1997)
