New manufactured housing parks approved for development after May 7, 1997, shall be constructed in accordance with the provisions of this section.
Also, any existing manufactured park or mobile home court approved prior to May 7, 1997, shall comply with the provisions of this section if change occurs through alteration, construction, renovation or natural disaster, within any two-year period to greater than fifty percent (50%) of the:
Individual mobile home or manufactured home spaces;
Appraised valuation;
Utility improvements.
A. Manufactured housing parks may be established in specified zoning districts according to the procedures for granting permitted conditional uses, and provided that the proposed manufactured housing park plans shall include certification of compliance with all resolutions, ordinances and regulations regarding zoning, health, plumbing, electrical, building, fire and all other applicable ordinances and regulations of Custer City.
B. Development of a manufactured housing park shall be located on a well-drained site, properly graded to insure rapid drainage and freedom from stagnant pools of water. Any part of the space upon which a manufactured home is to be provided, shall be above the regulatory 100-year flood prevention elevation.
C. A manufactured housing park shall have the property comers monumented and contain no less than forty-five thousand (45,000) contiguous square feet, excluding alleys, access roads, playgrounds and service buildings. Each manufactured home space shall have an area of not less than fifty-six hundred (5,600) square feet. The minimum number of six spaces is required for an approved manufactured housing park.
D. Within the manufactured housing space, there shall be a minimum distance of six feet on the sides and rear, and twenty (20) feet on the front between the manufactured home or any of its appurtenances and the nearest space or property boundary line.
E. There shall be a minimum distance of twelve (12) feet between individual manufactured homes.
F. There shall be a minimum distance of twelve (12) feet between manufactured homes placed end-to-end.
G. Each designated manufactured home space shall have a minimum width of fifty (50) feet for single wide and sixty-five (65) feet for double wide manufactured homes. The spaces shall be clearly defined by permanent markers on the ground.
H. Office or service buildings shall have a minimum set-back of twenty (20) feet from any manufactured home space, interior roadway, and any public street right-of-way or property line.
I. A manufactured home shall not be parked or occupied for any purpose unless it is located in an approved designated manufactured housing park or other approved area authorized by the city building official.
J. A manufactured home shall not be used for other than residential use or an approved permitted conditional use within the manufactured housing park.
K. A manufactured housing park shall not be used for transient or overnight camping purposes.
L. Each manufactured housing park shall be permitted to display one identification sign at a maximum of nine square feet, on each street frontage. The sign shall include only the name and address of the park, lighted by indirect lighting. (Ord. 592, 2003; Ord. 475 (part), 1997)
