All structures, land and uses in the highway commercial district (HC) shall be in compliance with the following restrictions and requirements:
A. Minimum Lot Requirements. The minimum lot area shall be seven thousand five hundred (7,500) square feet. The minimum lot width shall be fifty (50) feet.
B. Minimum Yard Requirements. All buildings located on lots adjacent to a residential district (R) shall be located so as to conform on the adjacent side with the side yard requirements for the adjacent residential district as outlined in Chapter 17.12.
C. Single-family dwellings and townhomes shall meet the setbacks outlined in Chapter 17.12.
D. Maximum Height. The height of all buildings and structures shall not exceed forty-five (45) feet.
E. Performance Standards. To be a permitted use in highway commercial districts (HC), whether as a permitted use or as a permitted conditional use, such use must meet the following performance standards:
Physical Appearance. All repair operations shall be carried on within an enclosed building, except that new materials or equipment in operable condition may be stored in the open. Normal daily waste of an inorganic nature may be stored in containers not in a building when such containers are not visible from the street.
F. Off-Street Parking and Off-Street Loading as required in Section 17.04.090.
G. Structures. Not more than one structure, other than accessory structures, shall occupy a building site, provided all structural units comprising a motel shall be deemed to constitute one structure.
H. Foundations. All structures must be securely affixed to a permanent foundation.
I. Sewer and Water. All structures, other than accessory structures, must be served by municipal water and sewer facilities.
J. Accessory Structures. No private garage, carport or other accessory structure shall be located on a building site unless it is accessory to main building also located on such building site.
