(A) No person shall place a mobile home for human occupancy or occupy a mobile home other than a mobile home placed or occupied in a licensed mobile home park, within the corporate limits within the town on or after the effective date of this section.
(B) Any mobile home located on a lot in the town as of August 13, 1996 may be replaced by another mobile home so long as it:
(1) Is no older than ten years old; and
(2) Contains no fewer than the number of square feet contained in the mobile home that it replaces.
