(A) Purpose. The “C-1” Downtown Commercial District is the heart of the town and contains buildings of outstanding architectural value. A wide range of uses are anticipated here, primarily in existing buildings. These uses will include civic buildings, offices, retail and service businesses, church facilities and some residential use above storefronts.
(B) Permitted uses. Permitted uses include the following:
(1) Single-family residences;
(2) Duplexes and townhouses;
(3) Multi-family residences not exceeding four housing units per individual building;
(4) Home businesses;
(5) Minor public and quasi-public uses and facilities;
(6) Major public uses and facilities; and
(7) Commercial uses.
(C) Minimum lot size. Minimum lot sizes include the following:
(1) 3,000 square feet for commercial uses; and
(2) Same as “R-1” for all other uses.
(D) Minimum lot frontage. Minimum lot frontage includes the following:
(1) 24 feet for commercial uses; and
(2) Same as “R-1” for all other uses.
(E) Minimum building setbacks. Minimum building setbacks include the following:
(1) There are no setback requirements for commercial uses in the “C-1” District; and
(2) Same as “R-1” for all other uses.
(F) Maximum building height. Same as “R-1.”
