165.30 I-1 RESEARCH/OFFICE INDUSTRIAL DISTRICT.
The I-1 Research/Office Industrial District is a low impact industrial, business and research area set aside for the location of enterprises that have negligible environmental impacts beyond their property limits.
1.   Location Criteria. The I-1 Research/Office Industrial District is appropriately located adjacent to primary arterial streets and in areas suitable for a high quality, attractive form of development. Lands to be suitable for research/office industrial uses will generally have stable soils, slopes less than 5% and be well served by public utilities.
2.   Permitted Uses. The following uses are allowed in the I-1 Research/Office Industrial District.
   A.   Laboratories for research, testing and experimental purposes.
   B.   Manufacturing facilities to produce computers, computer peripherals, electrical appliances, electronic equipment, medical instruments and other similar products.
   C.   Public educational facilities related to industry and vocational training, and research facilities.
   D.   Offices.
   E.   Consumer Fireworks Sales.

3.   Provisional Uses. The following uses may be allowed in the I-1 Research/Office Industrial District upon approval of a provisional use permit by the City Zoning Administrator as required by Section 165.49.
   A.   None.
4.   Conditional Uses. The following uses may be allowed in the I-1 Research/Office Industrial District upon approval of a conditional use permit by the Board of Adjustment as required by Section 165.50.
   A.   Distribution and warehousing facilities.
   B.   Distribution centers.
   C.   Film processing facilities.
   D.   Mail order and distribution centers.
   E.   Manufacturing facilities to produce articles or merchandise from previously prepared or natural materials such as cardboard, cement, cloth, cork, fiber, glass, leather, paper, plastics, metals, stones and other such prepared materials.
   F.   Printing and publishing.
   G.   Public detention and correctional institutions including penal institutions, residential correction facilities, medical detention facilities or other similar facilities provided they are located at least 500 feet from any residential use and a site plan is submitted in compliance with Section 165.52.
   H.   Publicly owned storage, warehouse and maintenance facilities.
   I.   Radar, radio and television studios, stations and towers.
   J.   Child care facilities.
5.   Special Exception Uses. The following uses may be permitted in the I-1 Research/Office Industrial District upon approval of a special exception permit by the Board of Adjustment as required by Section 165.51.
   A.   None.
6.   Size Regulations. The following minimum and maximum size regulations shall apply in the I-1 Research/Office Industrial District:
   A.   Minimum Lot Size: 15,000 square feet
   B.   Building Setbacks: 22  
      Front Yard   50 feet
      Side Yard   25 feet
      Rear Yard   25 feet
   C.   Minimum Lot Dimensions:
      Lot Frontage      100 feet
      Lot Depth      150 feet
      Lot Width       100 feet
      Width to Depth    1:3 minimum ratio
   D.   Maximum Building Dimensions:
      Height          75 feet
      Coverage      50%
      Floor Area Ratio    2.0
7.   General Provisions. The following provisions shall apply for all uses in the I-1 Research/Office Industrial District:
   A.   Parking and loading requirements - See Section 165.35.
   B.   Accessory use and building regulations – See Section 165.12.
   C.   Sign regulations - See Section 165.36.
8.   Prohibited Uses. The sale of Consumer Fireworks as defined by Section 41.11(1)(A) of this Code is prohibited in this District.
