§ 153.66  EASEMENTS.
   (A)   Utility easements. Utility easements shall be provided, where necessary, preferably centered on the side or rear lot lines and shall be at least ten feet wide.
   (B)   Buffer easement.
      (1)   The Administrator may require a buffer easement not exceeding ten feet in width adjacent to a major street or between dissimilar uses of land.
      (2)   The Administrator also may require that the subdivider either arrange for, or be responsible for, the grading and planting of the buffer easement.
   (C)   Crosswalk easement. A crosswalk easement of at least ten feet in width shall be provided if required by the Administrator.
   (D)   Family subdivision road easements. All lots within a family subdivision may be accessed by a road easement providing a road maintenance agreement is signed by all affected parties and recorded with the family subdivision plat.
   (E)   Water course and drainage easements.
      (1)   Where a subdivision is traversed by a water course, drainage way, channel or stream, there shall be provided a storm water easement or drainage right-of-way conforming substantially to the lines of the water course.
      (2)   If an easement is required for physical improvements to control drainage, it must be shown on the final plat, including access to the easement for repairs.
      (3)   The drainage way shall be of sufficient width to carry storm water runoff from a ten-year storm.
