§ 153.46  SKETCH PLANS FOR PRE-APPLICATION MEETINGS.
   (A)   Plan labeling.
      (1)   A sketch plan shall be required for the pre-application meeting with the Subdivision Administrator. The plan shall be scaled and show the approximate proposed layout of streets, lots, buildings, open spaces and other features in relation to existing conditions.
      (2)   It shall also include the following information:
         (a)   Name of the proposed development;
         (b)   Location (town, county, state);
         (c)   North arrow;
         (d)   Boundaries of the property;
         (e)   Tax map number(s) of the property;
         (f)   Adjacent property owners and tax map numbers;
         (g)   Total acreage;
         (h)   Existing street layout and right-of-way width;
         (i)   Zoning classification of the property to be developed and of adjacent properties (if applicable);
         (j)   Existing topographic conditions of the property; and
         (k)   Water courses, watershed, flood plain and preserved areas.
   (B)   Sketch plan submittal requirements. Two copies of the sketch plan shall be submitted for pre-application meeting.
