§ 151.47  SPACE AND USE.
   (A)   Dwelling and rooming units shall be arranged to provide privacy and be separated from other adjoining spaces.
   (B)   Every dwelling unit shall contain at least 150 square feet of floor area for the first occupant thereof and at least 100 square feet of additional floor area per additional occupant. The floor area shall be calculated on the basis of the total area of all habitable rooms.
   (C)   In every dwelling unit at least 70 square feet of bedroom floor area shall be provided for the first occupant; at least 20 square feet of additional bedroom space shall be provided for a second occupant; and at least 30 square feet of additional bedroom floor space shall be provided for each occupant over the number of two (children under the age of two shall not be counted).
   (D)   A habitable room, other than a kitchen, shall not be less than seven feet in any horizontal dimension. Kitchens shall have a clear passageway of not less than three feet between counter fronts and appliances or walls.
   (E)   Doors of habitable rooms shall be a minimum of 32 inches wide and six feet eight inches in height.
   (F)   (1)   Habitable rooms shall have a minimum ceiling height of not less than seven feet for at least 50% of the floor area except for beams and girders that are spaced not less than four feet on center, which may project no more than six inches below the required ceiling height.
      (2)   All other rooms including kitchens, baths and hallways may have a minimum ceiling height of six feet eight inches measured from the lowest projection of the ceiling.
   (G)   Portions of a habitable room with a ceiling height less than five feet shall not be considered as contributing to the minimum required habitable floor area.
   (H)   Kitchens and non-habitable spaces shall not be used for sleeping purposes.
