After the effective date of this ordinance, all new lots must meet the minimum lot area and lot width detailed in this ordinance and subject to the following standards;
A. Only lands above the ordinary high water level can be use to meet lot area and width standards;
B. Lot width standards must be met at both the ordinary high water level and at the building line;
C. The sewer lot area dimensions can only be used if publicly owned sewer system services is available to the property;
