(a) Customary accessory buildings or structures may be erected in any rear yard, provided they are no closer than three (3) feet to the rear or side lot line.
(b) If a rear yard or side yard abuts an alley, one-half (½) the alley width may be applied toward the required rear or side yard. An accessory building which is not a part of the main building shall not occupy more than thirty percent (30%) of the required rear yard and shall be located not less than sixty (60) feet away from any front lot line.
(c) Terraces, open porches, platforms, and ornamental features may project into any required yard provided they are no closer than two (2) feet to an adjacent side lot line. However, no projection shall extend more than ten feet (10') into a required front yard. When a porch is enclosed, it shall be considered an integral part of the main building, rather than a projection.
(d) Except as permitted above, every part of a required yard shall be unobstructed and open to the sky.
(e) A building or structure on a corner lot shall be constructed or altered so as to comply with the front yard requirements at both street frontages.
(f) No front yard depth shall be required which exceeds the average front yard depths of the lots on each side, provided the structures upon said lots are on the same block and within 200 feet (200') of the proposed structure in question.
(g) Necessary appurtenances such as silos, antennas, vents, tanks, church spires, flagpoles, and the like may be constructed to any safe and lawful height.
(h) At the discretion of the Board of Zoning Appeals, height limits upon any building or structure may be altered to any safe and lawful height provided that the building or structure shall observe an additional one and one-half foot (½) yard requirement for each yard, for each additional foot in height which may be granted.
(i) In no case shall more than one (1) principal building per zoning lot be permitted.
