1157.03 SINGLE AND MULTIPLE-FAMILY RESIDENTIAL DISTRICT (R-3).
   (a)   Statement of Intent. The purpose of the R-3 Residential District is twofold: (l) to reflect the existing older areas of the Village where development has taken place on small lots, and (2) to reserve areas for future two-family and multi-family housing sites. The R-3 designation also allows for certain nonresidential uses which are compatible with residential neighborhoods.
   (b)   Minimum District Size: l Acre.
   (c)   Principal Permitted Uses.
      (1)   Single-family detached dwellings.
      (2)   Two-family dwellings.
      (3)   Multiple-family dwellings.
      (4)   Churches and similar places of worship.
      (5)   Nursing homes, convalescent homes.
      (6)   Public parkland and open space.
      (7)   Public or private schools.
      (8)   Customary or incidental accessory structures or uses.
   (d)   Conditionally Permitted Uses. The following may be permitted in an R-3 District by Conditional Use Permit from the Board of Zoning Appeals.
      (1)   Customary home occupations, subject to the procedures and requirements specified in Chapters 1151 and 1163.
      (2)   Conversions of dwellings to accommodate a greater number of units.
      (3)   Greenhouses.
   (e)   Minimum Lot Area and Lot Width. No zoning lot less than 6,000 square feet shall be permitted for a single-family residence. No lot less than 6,000-square feet shall be permitted for a two-family residence, nor shall a lot area of less than 3,000 square feet per unit be permitted for multiple-family dwellings. No lot width less than 55 feet shall be permitted.
   (f)   Minimum Yard Requirements (Setbacks).
      (1)   Front: Fifteen (15) feet.
      (2)   Side: Five (5) feet minimum on one side, with a sum of both side yards no less than fifteen (15) feet.
      (3)   Rear: Twenty-five (25) feet.
   (g)   Maximum Building Height: Forty-five (45) feet or three (3) stories.
   (h)   Required Off-Street Parking. Off-street parking requirements are specified in Chapter 1161.
