1157.02 SINGLE-FAMILY RESIDENTIAL DISTRICT (R-2).
   (a)   Statement of Intent. The R-2 Residential District reflects existing single family development on intermediate size lots, and reserves certain undeveloped areas for similar development. Future development at R-2 density levels should be contiguous to existing development and fully serviced with municipal utilities. Also permitted in the R-2 District are those uses that may be easily incorporated into residential neighborhoods, such as schools, churches, public parks and nursing or convalescent homes.
   (b)   Minimum District Size: 5 acres
 
   (c)   Principal Permitted Uses:
      (1)   Single-family detached dwellings.
      (2)   Churches or similar places of worship.
      (3)   Nursery schools or day-care centers.
      (4)   Public parks or open space.
      (5)   Public or private schools.
      (6)   Rest homes, nursing homes, or convalescent homes.
      (7)   Customary and incidental accessory structures or uses.
   (d)   Conditionally Permitted Uses. The following may be allowed in an R-2 District by Conditional Use Permit from the Board of Zoning Appeals as provided for in Chapter 1151.
      (1)   Customary home occupations, subject to the procedures and limitations specified in Chapters 1151 and 1163.
      (2)   Private non-commercial recreation, such as golf courses or swim clubs.
      (3)   Pre-existing single-family dwellings converted to two-family dwellings.
      (4)   Community Center buildings.
   (e)   Minimum Lot Area and Width. No zoning lot less than 7,200 square feet shall be permitted; nor shall a lot width of less than sixty-five (65) feet be permitted.
   (f)   Minimum Yard Requirements.
      (1)   Front: Thirty (30) feet.
      (2)   Side: Eight (8) feet minimum on one side with the sum of both side yards no less than eighteen (18) feet
      (3)   Rear: Thirty (30) feet.
   (g)   Maximum Building Height. Thirty-five (35) feet or two and one-half (2-1/2) stories.
   (h)   Required Off-Street Parking. Off-street parking shall be provided in accordance with the requirements specified in Chapter 1161.
