1155.03 GENERAL INDUSTRIAL DISTRICT (I-1).
   (a)   Statement of Intent. The I-1 General Industrial District reflects the existing pattern of industrial development in the Village, allows for future expansion of existing plants, and delineates additional industrial land for new industrial development. The intent is to designate those lands that have the best industrial development potential due to access to the state highways network and/or railroad right-of-way, and the ability of being served by all necessary facilities and utilities. Industrial lands should be removed from residential development wherever possible.

   (b)   Minimum District Size: 2 Acres.

   (c)   Principal Permitted Uses:
      (1)   Industry and manufacturing.
      (2)   Research and development establishments.
      (3)   Warehouses and wholesale establishments.
      (4)   Building materials sales and storage yards.
      (5)   Accessory structures or uses normally associated with any of the above.
   (d)   Conditionally Permitted Uses: None.
   (e)   Minimum Lot Area and Lot Width. No zoning lot less than one-half (½) acre in area shall be permitted, nor shall any lot width less than one hundred (100) feet be permitted.
   (f)   Minimum Yard Requirements (Setbacks).
      (1)   Front: Thirty (30) feet
      (2)   Side: Twenty (20) feet shall be required unless the side of an I-1 zoning lot abuts a residential district, in which case a side yard of forty (40) feet shall be required. In this case, such areas shall not be used for storage, loading/unloading, or any industrial process.
      (3)   Rear: Twenty (20) feet, except in cases where the rear lot line of an I-1 zoning lot abuts a residential district, in which case a rear yard depth of forty (40) feet shall be required. (In this case, such areas shall not be used for storage, loading/unloading or any industrial process.)
   (g)   Performance Standards. All establishments in the I-1 District must fully meet, or in the case of proposed uses, demonstrate that they will fully meet the performance standards relative to potential nuisances or hazards which are specified in Chapter 1163.
   (h)   Maximum Building Height. No building shall exceed forty-five (45) feet or three (3) stories.
   (i)   Required Off-Street Parking and Loading/Unloading. Off-street parking and loading/unloading shall be provided in accordance with the requirements specified in Chapter 1161. (Ord. 1986-2. Passed 2-24-86.)
