1155.02 GENERAL COMMERCIAL DISTRICT (C-2).
   (a)   Statement of Intent. The C-2 General Commercial District is designed to accommodate both extensive commercial uses that require lots for display and/or outdoor storage purposes and commercial uses dependent upon a roadside location serving the Village residents and external traffic.
   
   (b)   Minimum District Size: 2 Acres.
   (c)   Principal Permitted Uses:
      (1)   Agricultural implement sales and service establishments.
      (2)   Animal hospitals, vet clinics, and kennels.
      (3)   Automotive and auto accessory sales; associated service facilities.
      (4)   Building and related trades, including air conditioning, plumbing, heating, and roofing shops, excluding building materials sales and storage yards.
      (5)   Business or professional offices.
      (6)   Car washes.
      (7)   Commercial recreation establishments.
      (8)   Eating and drinking places (including drive-in/carry-out).
      (9)   Financial institutions.
      (10)   Fraternal lodges and private clubs.
      (11)   Funeral homes.
      (12)   Garden centers; greenhouses.
      (13)   Motion picture theatres (indoor or drive-in).
      (14)   Motels, hotels.
      (15)   Retail stores, service establishments.
      (16)   Other sales, service, professional, business, public, and semipublic establishments which rely on major thoroughfares for visibility and access, and may derive some of their trade from beyond the Village.
      (17)   Customary accessory structures or uses of land incidental to any Principal Permitted Use.
   (d)   Conditionally Permitted Uses. The following may be allowed in the C-2 District by conditional use permit from the Board of Zoning Appeals, as provided for in Chapter 1151.
      (1)    Automotive service stations and/or repair garages (subject to the requirements specified in Chapter 1165).
      (2)    Warehouses, wholesale establishments, and building materials sales or storage yards may be allowed by Conditional Use Permit provided the applicant demonstrates that the proposed site is more than two hundred (200) feet from a residential zoning district, and fronts on a major thoroughfare, or has an equally acceptable relationship to one.
      (3)    Food processing or packaging establishments functioning in accord with the requirements of Chapter 1165.
   (e)   Minimum Lot Area and Lot Width. No zoning lot less than ten thousand (10,000) square feet shall be permitted; nor shall any lot width less than sixty (60) feet be permitted.
   (f)   Minimum Yard Requirements (Setbacks).
      (1)   Front: Thirty (30) feet shall be required. In the case of a gas station, the applicant for a conditional use permit shall observe a minimum fifteen (15) foot setback for pumps.
      (2)   Side: None, except that in cases where the side of a C-2 lot abuts a residential zoning district a side yard of ten (10) feet shall be required. (In such cases, no outdoor storage, loading/unloading, or process used in connection with the business shall take place within the required side yard.)
      (3)   Rear: Ten (10) feet shall be required, except in cases where a C-2 lot abuts a residential zoning district along the rear lot line, in which case a rear yard of thirty (30) feet shall be required. In such cases, no outdoor storage, loading/unloading or process associated with the business shall be conducted within the required rear yard.
   (g)   Performance Standards. All establishments shall comply with the performance standards specified in Chapter 1163. Proposed uses shall demonstrate an intent to comply.
   (h)   Maximum Building Height. No building shall exceed forty-five (45) feet.
   (i)   Required Off-Street Parking and Loading/Unloading. Off-street parking and loading/unloading shall be provided in accordance with the requirements specified in Chapter 1161. (Ord. 1986-2. Passed 2-24-86.)
