(C) Density of multi-family residential may exceed this maximum, subject to approval of a special use permit by the City Council, with the recommendation of the Planning Commission.
(D) Dwellings may exceed the height limit by up to ten feet if the side yard is increased by the same amount as the added height.
(E) Lot sizes shall be:
(1) Single-family lots: 4,840 square feet; and
(2) Duplex or other residential lots: 7,480 square feet.
(F) Accessory buildings cannot be over 20 feet in height to the peak.
(G) Maximum building coverage may be increased to 50%, subject to approval of a special use permit by the City Council, with the recommendation of the Planning Commission.
(H) Maximum impervious coverage may be increased to 65%, subject to approval of a special use permit by the City Council, with the recommendation of the Planning Commission.
(I) Stormwater treatment facilities may be included in “common open space” provided required recreation space is still provided.
(J) Density of multi-family residential may exceed this maximum, subject to approval of a special use permit by the City Council, with the recommendation of the Planning Commission.
