If the Planning and Zoning Director determines that the sketch plan is not consistent with the town's general or specific area plan(s), these regulations or zoning requirements, the Director may deny the sketch plan application or request modifications to be incorporated into a revised sketch plan prior to authorizing a preliminary plat submittal.
