1113.14 INDUSTRIAL DEVELOPMENT.
   In order to provide suitable sites for industrial development, the Planning Commission may grant a subdivider the right to vary the yard setbacks and building placements subject to the following conditions:
   (a)    An overall plan of the entire tract showing streets, lot lines, lot areas, easements, encumbrances and other relevant data shall be submitted in accordance with Chapters 1109 and 1113.
   (b)    Collector streets for industrial subdivisions shall be planned to serve industrial areas exclusively and shall connect with primary or secondary thoroughfares so that no industrial traffic will be directed into any residential streets.
   (c)    The intersection of service streets from parking areas with thoroughfares or collector streets shall not be less than 100 feet from the intersection of the thoroughfares or collector streets with any other street.
   (d)    Upon completion of all the required public improvements, the subdivider or developer shall request, in writing, a final inspection by the Service Director as required under Ohio R.C. 711.091.
