(a) Easements at least twenty feet in width centered along rear lot lines or ten feet centered along side lot lines, or in an area approved by the Service Director, shall be provided where necessary for sanitary sewers, water mains, gas mains and electric lines.
(b) Whenever any stream or natural drainageway is located in the area being subdivided, the subdivider shall provide an easement of not less than thirty feet, exclusive of drainage ditch or channel width, along each side of the stream for the purpose of widening, deepening, relocating, or protecting the stream for drainage or public use.
