§ 154.02 FEES.
   (A)   All lot rental fees for lots in the trailer park shall be charged to the named owner of the mobile home which is situated on each particular lot. The owner of the mobile home may rent the trailer to a tenant; however, the owner will continue to be responsible for the observance of all rules and regulations set forth in this chapter. The owner will continue to be responsible for the payment of the lot rental fees.
   (B)   The amount of rent due for all trailers in the trailer park shall be$140, per month, which sum is due on the first day of the month. Effective August 1, 2024, the amount of rent due for all trailers in the trailer park shall increase $15 for a total of $155 per month.
      (C)   A security deposit in an amount equal to one month’s rent for a lot shall be required from each renter of such a lot in the trailer park. Said amount shall be deposited with the city at the time said lot is initially rented by said renter from the city. The amount of the security deposit for a lot in the trailer park shall be set by the city.
   (D)   All lot rental fees and all city water and sewer bills for lots in the trailer park shall be charged to the named owner of the mobile home which is situated on each particular lot.
   (E)   A delinquent fee in the amount of $5 per day shall be charged to the renter of a lot when the lot rent is not paid by said renter for a given month by or before the tenth day of the month. The delinquent fee shall then be charged to the renter from the tenth day of the month until the rent is paid by the renter or until the end of that particular month, whichever occurs first.
   (F)   In the event that returned check was given for the payment of the rent, a charge in the amount of $25 will be added to the unpaid lot rent, plus any late charges thereon calculated from the tenth day of the month.
   (G)   If the city is required to mow the grass of any lot renter because said grass is too high or unsightly, then the city will assess such lot renter a fee in the amount of $40 for each such mowing. A five-day notice will be given to said lot renter before any such mowing by the city occurs.
