§ 153.102 NONCONFORMING LOT.
   (A)   A lot of record existing at the time of the passage of this chapter which does not conform to the width, depth, or area requirements of this chapter shall be considered a legal nonconforming lot.
   (B)   Any legal nonconforming lot may be used for a building site under the following conditions:
      (1)   Side requirements for a minimum setback shall be met; and
      (2)   The front building line for the proposed building or structure shall be no closer to the front lot line than the closest existing building or structure on the block upon which the lot is located.
