§ 153.101 NONCONFORMING STRUCTURE.
   (A)   A nonconforming structure shall not be enlarged, replaced, or structurally altered except in conformance with this chapter. Except as provided elsewhere in this chapter, any structure may be restored to a safe condition if declared unsafe by a public official with jurisdiction.
   (B)   A nonconforming structure for which restoration to a safe condition would cost more than 70% of its replacement value shall not be restored except in conformance with this chapter.
   (C)   A proposed structure for which a building permit has been issued prior to its designation as nonconforming by the adoption of or an amendment to this chapter, may be completed as originally intended, provided the structure is completed an in use within one year after its designation as nonconforming by the Planning and Zoning Commission.
