§ 153.100 NONCONFORMING USE.
   (A)   A nonconforming use shall not be extended or enlarged beyond the scope or area of its operation at the time of adoption of the ordinance or regulation which makes such use nonconforming. Area shall mean that structure and/or lot within or upon the nonconforming use is being operated.
   (B)   Whenever a nonconforming use of any structure or lot has been discontinued for a period of 12 months, the structure or lot must thereafter conform with this chapter, except if the nonconforming use was ended because of the destruction of the structure by natural disaster, in which case the period is 24 months.
   (C)   A nonconforming use of any structure is halted because of the damage or destruction of the structure by any means for which restoration to a safe condition would cost more than 70% of its replacement value, the structure involved may be reconstructed or repaired, provided that such nonconforming use is not extended beyond the scope and area of its operation as it existed prior to such damage or destruction.
