The following general requirements area applicable for all districts.
(A) No land shall be used and no structure shall be erected, altered, moved, or used except in conformity with all the provisions of the chapter.
(B) No lot shall be reduced in such a manner that the total lot area, yard, or open space shall be smaller than prescribed by this chapter.
(C) No part of a required yard or open surface for one structure shall be included as part of the yard or open surface for another structure.
(D) Every building shall be erected on one lot. In no case shall there be more than one principal building and its accessory building on one lot.
(E) No person, firm, or corporation shall sell, lease or attempt to sell or lease any land or structure upon the representation, falsely made, that such land or structure may be used in a manner or for a use prohibited by this chapter.
(F) No permit, certification, document, or oral approval, the use of which may be subject to the provision of this chapter, shall be issued until the Planning and Zoning Commission has certified that the use to be made of the permit, certification, document, or oral approval is in full compliance with the provisions of this chapter.
(G) No structure shall be erected or altered until a building permit has been issued by the administrative official. Applicants for a building permit must provide proof of recorded deed prior to the issuance of the building permit.
(H) Whenever any other restrictions or covenants impose a higher standard than that indicated by any regulation of this chapter, such other restriction or covenant shall govern.
(I) In R-1 Zones, no displays or changes in facade shall indicate from exterior that the building is being utilized partly for a nonresidential use.
(J) All requirements of the Federal Flood Insurance Act, being 42 U.S.C. §§ 4001 et seq., (see Chapter 152 of this title) shall be met in the application for and the granting of all building permits.
