(A) Permitted uses. The following uses shall be permitted in the Professional Business District, plus such other uses as the Board may deem to be similar in nature.
(1) Dwelling: single, two, and multiple family;
(2) Home occupations;
(3) Offices on ground floor only. There shall be no retail sales, storage of stock in trade, or storage of equipment not used exclusively in said offices:
(a) Administrative;
(b) General office;
(c) Medical and dental;
(d) Professional, other than veterinarian;
(e) Public or employee parking area; and
(f) Signs.
(B) Uses permitted as special exceptions by Board of Zoning Appeals. Churches, blue-printing and photo stating, dry cleaning, and laundry establishments, printing and publishing, and uses, buildings, and structures customarily accessory and clearly incidental to the above permitted uses when located on the same lot as the principal use.
(C) Minimum lot size. None required, except as approved by Board of Zoning Appeals.
(D) Minimum yard size.
(1) Front yard: 15 feet;
(2) Rear yard: 15 feet;
(3) Side yard: five feet;
(4) On a corner lot adjoining a street: 15 feet both sides of front yard; and
(5) Transitional yards: along a side lot line which coincides with a side or rear lot line of a lot in a residence district, a yard shall be provided equal in width to the side yard required for a lot in the residence district. Must be no less than the adjoining property except where variance granted by Zoning Board of Appeals.
(E) Maximum height of structures. Two stories or 30 feet.
(F) Minimum off-street parking and loading requirements. Same as in B-2 General Business District.
(G) Limitation on signs. Business signs as permitted and regulated in B-2 General Business District (§ 156.142(E)).
