§ 156.122 R-1A SINGLE-FAMILY DWELLING COMPACT HOME RESIDENTIAL DISTRICT.
   (A)   General. These regulations deal with a zoning category created prior to the enactment of this chapter. As of the date of enactment of this chapter, no additional zoning of the R-1A District is permitted.
   (B)   Permitted uses and structures.
      (1)   Single-family dwellings; compact homes are defined in § 156.007;
      (2)   Temporary buildings and structures incidental to construction work only for the period of such work; and
      (3)   Uses, buildings, and structures customarily accessory to permitted uses and clearly incidental to the above permitted uses.
   (C)   Uses permitted as special exceptions by Board of Zoning Appeals.
      (1)   Private clubs, religious and charitable institutions, churches, and community buildings;
      (2)   All home occupations as set out in § 156.068(B); and
      (3)   Uses, structures customarily accessories to the special exception uses set out above.
   (D)   Minimum lot size. The minimum lot size permitted in this district is 7,200 square feet.
   (E)   Minimum frontage. The minimum frontage for each lot is 60 feet, except for cul-de-sac lots which must be a minimum of 22 feet.
   (F)   Minimum living space. The minimum square footage devoted to living space is 700 square feet.
   (G)   Minimum setbacks (required yards).
      (1)   Minimum front setback (a.k.a. front building line): 25 feet from the front lot line;
      (2)   Minimum side lot setbacks: six feet on each side from the side lot line, and not less than 12 feet between structures on adjacent lots; and
      (3)   Minimum rear lot setback: 15 feet from the rear lot line.
   (H)   Specific regulations relating to carports. Carports of any description, except those incorporated into the primary structure including construction materials of similar color, characteristics, and quality of the primary structure are subject to all of the provisions of this chapter relating to accessory structures. In no event will any carport or any other structure, temporary or otherwise be placed in the setback area from the lot lines.
   (I)   Maximum height of structures. Compact homes shall be limited in height to that as manufactured plus foundation appropriate to the terrain. The heights of other dwellings in this district shall be limited to two and one-half stories or 30 feet, whichever is lower.
   (J)   Off-street parking requirements.
      (1)   Two parking spaces for each dwelling unit;
      (2)   Schools serving students below the driving age one parking space for each employee; and
      (3)   Schools serving students over driving age, institutional and other public uses one parking place for each two persons employed plus one parking space for each three anticipated occupants.
   (K)   Limitation on signs. See sign limitations as set out in §§ 156.190 through 156.199.
