§ 156.121 R-1 SINGLE-FAMILY DWELLING URBAN RESIDENTIAL DISTRICT.
   (A)   Permitted uses and structures.
      (1)   Single-family dwellings;
      (2)   Temporary real estate offices for sale or rental of real estate on the premises when located within a subdivision containing ten acres or more in area or a planned unit development;
      (3)   Temporary buildings and structures incidental to construction work only for the period of such work; and
      (4)   Uses, buildings, and structures customarily accessory to the permitted uses and clearly incidental to the above permitted uses.
   (B)   Uses permitted as special exceptions by Board of Zoning Appeals.
      (1)   Private clubs and religious and charitable institutions, churches, and community buildings;
      (2)   All home occupations as set out in § 156.068(B);
      (3)   Electric and telephone substations and distribution centers; filtration plant, pumping station, and water reservoir; public or package treatment plants; fire stations; telephone exchange; radio and television transmitting or relay stations; antenna towers and other similar governmental and public utility service uses; and
      (4)   Uses, buildings, and structures customarily accessory to the special exception uses and clearly incidental to the above special exception uses.
   (C)   Minimum lot size. The minimum lot size permitted in this district is 8,000 square feet.
   (D)   Minimum frontage. The minimum frontage for each lot is 80 feet.
   (E)   Minimum living space. The minimum square footage devoted to living space is 1,200 square feet.
   (F)   Minimum setbacks (required yards).
      (1)   Minimum front setback (a.k.a. front building line) 25 feet from the front lot line.
      (2)   Minimum side lot setbacks five feet on each side from the side lot line, and not less than ten feet between structures on adjacent lots.
      (3)   Minimum rear lot setback 15 feet from the rear lot line.
   (G)   Specific regulations relating to carports. Carports in this zoning district are restricted to structures that are physically part of the principal structure and within the building setback lines. A carport must be constructed of material that is similar and compatible with the principal structure in color texture and design.
   (H)   Maximum height of structures. Single-family dwellings not more than 30 feet, from the mean elevation of the front or rear of the structure, whichever is lower.
   (I)   Off-street parking requirements.

   (J)   Limitation on signs. For each use no sign intended to be read from off the premises shall be permitted except non-flashing signs in accordance with the following provisions: nameplate and identification signs:
      (1)   Residential uses, not more than one sign, not exceeding one square foot in area for each dwelling unit indicating the name and/or address of the occupant;
      (2)   On a corner lot two such signs, one facing each street, shall be permitted on the house. Otherwise, appeal to Zoning Board for variance;
      (3)   No sign shall be closer than 15 feet to a lot line adjoining a street; and
      (4)   Such signs shall be non-flashing.
   (K)   Sewer and water. Every residence is required to have sewer and water service provided by a utility. Septic and wells for the provision of sewer and water service to a residence are prohibited.
