11-4-18: AUTOMOBILE SALES AND DISPLAY LOTS:
   A.   Site Plan Approval: Prior to the issuance of a certificate of zoning compliance or building permit for an automobile sales and display and equipment sales and display uses, a site plan for the property and proposed    A.   Site Plan Approval: Prior to the issuance of a certificate of zoning compliance or building permit for automobile sales and display and equipment sales and display uses, a site plan for the property and proposed use shall be approved.
   B.   Restrictions: In addition to all other requirements of this title, the following additional restrictions for automobile sales and display and equipment sales and display uses shall apply and be reviewed during the site plan review process:
      1.   The property must be a minimum of one acre in size.
      2.   The property must maintain a minimum of twenty-five percent (25%) open space.
      3.   The property must maintain a minimum two thousand (2,000) gross square foot building dedicated to the office and service needs of the operations.
      4.   The property must contain a parking lot capable of displaying a minimum of fifteen (15) vehicles in addition to the required employee/customer parking for the building.
      5.   The vehicle display parking areas must maintain a fifteen-foot (15') setback from the property line.
      6.   The display of vehicles shall only occur within the parking lot and other display areas specifically approved on the site plan.
      7.   The property will be compliant with all other provisions of the current zoning ordinance prior to occupancy unless specific deferments are approved during the site plan approval process.
