1266.04   MANUFACTURED HOME SITE REQUIREMENTS.
   (a)   Manufactured home lots shall not be less than 4,000 square feet in area, exclusive of service drives, open space in the manufactured home community or other open areas not specifically for manufactured home occupancy. The minimum width for manufactured home lots shall be 44 feet and the minimum depth shall be 90 feet.
   (b)   No manufactured home shall be located closer than 50 feet from any building within the community nor closer than ten feet from any property line bounding the park. No building or manufactured home shall be located closer than 25 feet from any public right-of-way.
   (c)   Each manufactured home site shall have the following minimum yard requirements:
      (1)   Front yard. Fifteen (15) feet.
      (2)   Side yards. Ten (10) feet.
      (3)   Rear yard. Ten (10) feet.
         A.   Hitches shall not extend beyond the boundary lines of the site. No outdoor storage or any kind shall be permitted within the manufactured home community.
   (d)   Each manufactured home site shall be provided with a concrete apron not less than ten feet wide by 50 feet in length and six inches in depth, subsurface drainage and assurance by a registered engineer that the foundation will not heave. In lieu of the foregoing apron requirements, concrete piers, to a minimum depth of 42 inches, shall be permitted subject to compliance with applicable Township codes and ordinances.
   (e)   There shall not be less than 360 square feet of floor space within each manufactured home.
   (f)   No structure shall exceed a height of two stories.
