10-2-2: SITE DEVELOPMENT PLAN AND SPECIFICATIONS:
   (A)   The owner shall cause to be prepared a site development plan and specifications for the improvements necessary to serve the new building, structure, alteration or relocation, and complete the development for its intended use.
   (B)   The site development plan shall consist of one or more drawings, as required, and shall be prepared to show the following:
      1.   Identification And Description:
         (a)   The proposed name of the development or title indicating intended use.
         (b)   The names and address of the owner, architect, engineer.
         (c)   North point, scale, date of preparation and seal of architect and/or engineer, as may be required.
      2.   Existing Conditions:
         (a)   Boundary line and dimensions thereof for the lot, block, parcel or tract of land to be developed.
         (b)   The locations, widths, and names of adjacent platted streets or other public ways, showing type of improvements, if any, railroad and utility rights of way, existing buildings or structures or other improvements thereon and within proposed development and present use of adjacent property.
         (c)   The location and size of existing sanitary sewers, water mains, drainage courses, pipes and structures, and other underground or overhead utilities on the site or intended for extension to serve the new development.
         (d)   Topographic data including existing contours at vertical intervals of not more than two feet (2') unless a greater interval is required to properly depict rough terrain. Topographic data shall refer to the United States geological North American datum - mean sea level elevation water, in state plane coordinate.
         (e)   Zoning classification for any land adjacent to the land to be developed.
      3.   Proposed Improvements:
         (a)   The exterior size, shape and location of existing building or structure, new building(s), alteration or relocation referenced by dimension to boundary lines of lot, block, parcel or tract of land being developed.
         (b)   The proposed drives, parking areas, street entrances, sidewalks, retaining walls, curbing, screening, landscaping, sanitary sewers, water mains, gas mains, drainage, electrical service and telephone service with proposed elevations, type of materials and details.
         (c)   Proposed finished contours and method of erosion control to be provided.
         (d)   Profiles for sanitary sewer extensions, drainage improvements and water main extensions when required.
         (e)   Circulation plan for vehicular traffic entering, exiting and within the development.
         (f)   Detailed material and construction specifications for the site improvements to be constructed.
         (g)   Additional information deemed necessary by the building and public safety officer. (Ord. 868, 11-19-2001)
