9-5-7: LOT STANDARDS:
   (A)   The lot size, width, depth, shape, orientation, and the minimum building setback lines shall be appropriate for the location of the subdivision and type of development and use contemplated.
   (B)   The minimum lot frontage, dimensions, sizes, and yard requirements shall be in accordance with the minimum requirements for the zoning district in which the lot is located, as set forth in the zoning regulations of the city; provided, however, that where the proposed subdivision plat is proposed where city sanitary sewers are not available for connection to the lots in the proposed subdivision, minimum lot dimensions for residential development shall be one hundred feet (100') in average depth, and the required area of square footage for each lot shall be an area of sufficient size to accommodate satisfactory private disposal systems in accordance with federal housing authority regulations and subsequent provisions of this title, or twenty thousand (20,000) square feet, whichever is the greater.
   (C)   Corner lots shall be sufficiently larger than interior lots to allow maintenance of building lines on both streets. (Ord. 869, 11-5-2001)
   (D)   All lots shall abut on a publicly dedicated street and/or have an established access from said publicly dedicated street. (Ord. 1153, 2-2-2009)
   (E)   Side lines of lots shall be approximately at right angles or radial to the street line.
   (F)   Double frontage lots are forbidden except where lots back upon a primary street (major thoroughfare) and in such instances, vehicular access between the lots and the thoroughfare is prohibited. (Ord. 869, 11-5-2001)
